STANDARD MATERIALS USED

The following is a list of standard building specifications. All changes to these standards will be made following this section. Those changes will supersede the standards outlined below. The Parties agree that if any disagreement that may accrue from this deal now or in the future that parties shall use an agreed upon mediator instead of the courts to resolve the problem.

FOUNDATION


  • Footings – 18” x 10” (using rebar & steel rods
  • Foundation wall – Block four coarse parched brick on front and sides only
  • Foundation vents – one vent for every 150-sq. ft. of crawl space (more if needed)
  • Termite protection – pre-treat house for termites
  • Gut walls – continuous solid footers with walls or piers
  • Additional information – ½’ anchor bolts, metal crawl space door, poly plastic on crawl space floor.
  • Poly plastic on ground

FLOORING FRAMING


  • Still -- 2 x 8 – salt treated wood
  • Floor joists – 2 x 10 SPF #2 or TGI
  • Sub-flooring – ¾ T&G OSB sheeting (exposure #1)

EXTERIOR WALLS


  • Wood frame – 2x4 SPF #2
  • Sheathing – 7/16 OSB sheeting (exterior #1)
  • House wrap – Tyvek (whole house)
  • 9’ high ceiling throughout the 1st floor of house

PARTITION FRAMING


  • Wood frame – 2 x 4 SPF #2 16” O.C.

ROOF FRAMING


  • Rafters – 2 x 6 or 2 x 8 or Truss per code on span requirements
  • Sheathing – 7/16 OSB sheeting (exposure #1)
  • Collar ties and roof jacks as needed to support roof

CEILING FRAMING


  • Joists – 2 x 8 or 2 x 10 SPF #2 per code on span requirements

ROOFING


  • 30-year architectural shingle Tamco Heritage brand, choice of standard colors.
  • Underlay -- #15 Felt Paper
  • Flashing – Aluminum
  • Drip Edge – White aluminum (or other standard colors)

SOFIT & FASCIA


  • White aluminum fascia covering (or other standard colors)
  • White vinyl smooth and vented soffit (or other standard colors)

SIDING


  • James Hardi brand, hardi plank siding (choice of standard colors)
  • Shutters on front windows only (choice of factory colors)

GUTTERS


  • Aluminum one-piece gutters (choice of standard colors)
  • Aluminum down spout (choice of standard colors)

INSULATION


  • Walls R-15 fiberglass insulation
  • Ceiling –R-38 fiberglass insulation
  • FLOOR- R-19 fiberglass insulation
  • Plastic installed over crawl space floor

INTERIOR WALL COVERINGS


  • ½” drywall on ceilings
  • ½” drywall on walls
  • Smooth finish on all house walls
  • Two coats of paint on walls and ceiling all one color (house walls only)
  • Flat paint on walls and semi-gloss on trim (Sherwin Williams paint)

INTERIOR DOORS & TRIM


  • All interior doors to be 6 panel colonists (painted)
  • All trim around doors to be white pine (painted)
  • All trim around windows to be white pine (painted)
  • All baseboards to be white pine (painted) 3 1/2
  • All trim to be colonial (standard size)
