Location: Ingrams is located west of the Town of Millsboro on Lake View Road. There is easy access to RT 20 and RT 24 which both intersect with US RT 113 in the Town of Millsboro.

School District :This rural community is located in the Indian River School District. East Millsboro Elementary School, Millsboro Middle School, and Indian River High School would serve this community.

Outdoor Areas: Pine Tree Park has plenty of room for a full-size athletic field for soccer, football, or other recreation, several parks allow for recreation opportunities for residents by allowing them to access and view the forest and stream. Benches placed near the running stream will allow viewing of the very scenic location.

Basements: Ingrams Point is on unusually high ground for this area allowing most homesites to accommodate a full basement.

Property Taxes: At Ingrams Point, the only taxes are county property taxes. They will typically run from $1,000 to $2,000 annually… not monthly… and are billed once per year. Additionally, Delaware has no sales tax.

Area Beaches/Attractions : Ingrams is less than 20 miles to Bethany Beach. Just a few more miles north and you can enjoy the Delaware Seashore National Park, Dewey Beach, Rehoboth Beach, Cape Henlopen State Park, and Lewes. Heading south from Bethany explore Fenwick Island, Ocean City, and Assateague Island, VA. The beach area affords fabulous shopping at the outlets, delicious nationally ranked restaurants, fabulous local artisans and boutiques, and much more.

Floor Plans: The approved architectural styles are southern, traditional farmhouse and cottage style. The minimum size home is 1,800 square feet with at least 1,500 square feet on the ground floor. These measurements assume a heated and air-conditioned space and exclude an attached garage. Heat/Energy Sources: There is both propane and electric service available in the community. The electric service is provided by the Delaware Cooperative which has the best rates in the state and propane is serviced by Liberty.

Hoa: Ingrams Point does have a Home Owner’s Association. The $260 annual fee includes maintenance and landscaping in all common areas including the trails and parks and pavilion.
